On the lower ground floor, the kitchen has glazed double doors that lead to the snug/family room which has an open fire and two comfortable sofas. This room can also be used as a formal dining room if required ie at Christmas. A door leads from the kitchen to the sun terrace and garden; perfect for alfresco dining.
On the ground floor the entrance hall is light and spacious, with large picture windows overlooking the countryside. The sitting room has French oak doors that open onto a wooden balcony so you can take advantage of the views and from high up enjoy an aerial close up of the wildlife in action. On this floor, three bedrooms and a bathroom can be found, as well as the utility room. The remaining two bedrooms and bathroom are located on the first floor.

Ground Floor
Entrance Hall
Oakvale has a spacious light and airy entrance hall, with large south facing windows offering beautiful views over neighbouring farmland. There is a stylish glass and oak staircase that allows light to be shared between the two floors. On this level apart from a new wool carpet in the lounge, there are stripped pine floor boards throughout, with a variety of rugs.
Sitting Room
This elegant, south facing room has a large window and bay providing expansive views over surrounding farmland. There are double oak French doors which open onto a decked balcony with glass panels and two chairs. You can spend many hours watching the rabbits pop up and down in the grass or looking at the cows who will stare up and be very interested in you as new visitors! The room has two large comfortable sofas, a contemporary wall mounted gas fire and an amazing 41” flat screen TV/DVD with FreeSat.
Triple Bedroom
A light and spacious room with windows to the side and a south facing bay. This room now has bunk beds and a single bed (photo shows only a single bed), chest of drawers, study desk, Radio/CD/Tape player & TV/DVD/VHS corner unit
Master Bedroom
Double bed and built in wardrobe. Picture window overlooking the garden with views over surrounding farmland and towards Noss Mayo church. Hairdryer.
Double Bedroom
Double bedded room with wall hanging rack and bedside tables. Wireless internet facility and printer are in this room.
Family Bathroom
A beautifully equipped white contemporary bathroom suite with grey slate effect flooring, comprising of WC, wash hand basin with central mixer tap and bath with deluge shower head and glass shower screen attachment. Heated chrome towel rail.
Utility Room
Guests are welcome to use the washing machine/tumble dryer, ironing board/iron and microwave and this is where the oil fired combination boiler is housed for heating. Otherwise the owner uses this area for personal storage and the spare fridge is kept for the owner’s food.
First Floor
Large Double Bedroom
This is a very spacious double room with large study table, TV/DVD/VHS and separate seating area with additional double sofa futon (occasional use only on request). Window with views over neighbouring countryside and towards Noss Mayo.
Single Bedroom (plus single Futon)
Pretty single room with good wardrobe and storage and large window providing views over surrounding farm land.
Bathroom
The two bedrooms on the top floor benefit from their own private bathroom and this can be a perfect option for teenagers or a separate family wanting privacy. There is a white suite comprising panelled bath with hot and cold mixer tap with shower attachment, pedestal wash hand basin and low level WC.
Lower Floor
Kitchen/Breakfast Room
The kitchen is well equipped with stylish cutlery, cream crockery, glasses and there’s even a Panasonic bread oven. It has a Neff built in oven and Bosch dishwasher and washing up you can watch the bunny rabbits and cows at play just over the hedge. There is a large fridge/freezer and a modern ceramic hob facing out to the patio. The door leads out to the sun terrace and small lit pond (which is fully fenced for small children). There is a BBQ, three tables that can be used, each with four chairs, one umbrella and two teak loungers with cushions.

Snug/Dining Room
This is a versatile room with two sofas, that can either be used as a formal dining room at Christmass or currently as it is - a snug/family room. It has a lovely open grate fireplace with painted brick surround and tiled hearth. The first supply of logs is included for all winter bookings. There is a TV/DVD/VHS and a Radio/CD/tape system in the under-stairs storage cupboard with speakers that connect sound to both this room and the lounge above. There are a selection of games, Videos, DVDs and CDs that guests are more than welcome to enjoy during their stay. Also a variety of old throws are stored here for use in the Wendy house or to put on the floors if there are dogs and the weather in particular is wet.
Garden
The patio is a real sun trap and enjoys a small pond with water feature which can be lit up at night. It has currently been fenced off in case of small children. There is a wooden table, umbrella and 4 chairs/cushions and elsewhere two other metal tables, each with four chairs. At the top right of the garden is a 2-seater bench and special spot for quiet ‘time out’ and lovely views.
Wendy House
The Wendy House is a great place at the rear of the large garden for children to spend hours of safe fun. Undoubtedly parents will be pressurised for sleepovers, weather permitting, so come prepared! There is a double blow up mattress bed you are welcome to use, as well as a selection of old but clean throws. The large dog basket and dog cage is kept in here should you need to use it for your dogs in the kitchen.
Additional Information
Both internal staircases have handrails, as do the steps leading down from the carport to the entrance. If you bring bikes there are outside storage areas to keep them dry and safe. There is a porch for wellie boots, shoes and coats. In the box you can use any beach bits you find. Dogs should go into the garden via the gate and be let in the kitchen which avoids any mess going into the house. There is an additional weekly cleaning charge of £15 per dog. Guests are kindly asked to remove their shoes in the house and to make this easier there are a variety of slippers of different sizes available in the hall.
